The plans should reference the current deign code. R106.1.1 <br />2. A handrail should be shown at the stairs on the floor plan in compliance with Section R311.7.8 <br />3. Plans should provide code complying stairways. Address tread and riser dimensions per type of <br />stairway. (R311.7) <br />4. Plans should show a 6-mil black polyethylene ground cover (vapor retarder) overlapped 6 <br />inches minimum at the joints placed beneath the concrete slab on grade per IRC Sections <br />R506.2.3. <br />5. Plans should include a note to specify the garage floor to be slopped to facilitate the movement <br />of liquids to a drain or toward the main vehicle entry doorway. R309.1 <br />6. Plans should show landings at doors. The width of each landing should not be less than the <br />door served and a minimum length in the direction of travel of not less than 3 feet. R311.3 <br />7. See Typical Wall Section on Sheet 3. The detail should show the grade to be sloped to drain <br />surface water away from foundation walls. R401.3 <br />Structural <br />1. It is not clear if the building is designed with braced walls or shear walls. Braced wall type, <br />location, or length are not specified. Buildings that are not provided with braced wall lines in <br />accordance with IRC Section R602.10 and Table R602.10.1 should have a lateral -force -resisting <br />system designed to resist the forces specified in IRC Section R301. A Washington State licensed <br />professional engineer should stamp structural calculations. Plans should be consistent with <br />engineer's calculations and a complete shear wall schedule and location of shear walls should <br />be shown on the plans. <br />2. Provide fastening schedule. Refer to IRC Table R602.3 (1) and list applicable connections on the <br />drawings. <br />3. See Typical Wall Section on Sheet 3. The plans should specify the foundation to be founded a <br />minimum of 18" below grade for frost protection per EMC Section 16.01.010(J). <br />4. Plans should provide framing information and details for the stairs. Framing information for the <br />landings and supporting framing should be provided. R106.1.1 <br />5. See Sheet 1. It appears that stud height exceeds 10 feet at the exterior wall of the stairway <br />location. Provide wood -stud wall engineering analysis for bearing walls over 10 Feet High.
