EVERETTCORRECTION AND COMMENTS MEMORANDUM <br />WASHINGTON TO: Micah Diamond, micand@chnwbuilds.com <br />FROM: Kelsey Heyd, Associate Planner, kheyd@everettwa.gov <br />DATE: 8.23.2021 <br />SUBJECT: Planning Division Corrections & Comments — Proposed DADU & <br />Accessory Building <br />LOCATION: 1507 Rucker, Everett, WA <br />PERMIT #s: B2101-021, REV121-015 <br />A review of this project has been conducted by the Planning Division and it has <br />been determined that the following revisions should be made and/or the <br />following conditions must be met. These comments are only in relation to the <br />land use code and do not account for all possible comments or corrections from <br />other departments. Additional comments or corrections may be required upon <br />review of the requested information. <br />These comments are based on the revised plans received June 17, 2021. The <br />plans indicate the scope of work on site has changed to include an additional <br />detached accessory building. The proposed location of the DADU has also been <br />altered. <br />Upon revising the plan(s) and any supporting documentation, please submit <br />two copies to the Permit Services Counter alongside a City of Everett <br />transmittal sheet. Re -Submittal Instructions are available online at: <br />https://everettwa.gov/DocumentCenter/View/28541 <br />PLANNING DIVISION COMMENTS <br />1. Residential Accessory Building. Residential accessory buildings are subject to <br />the provisions of EMC 19.08.110, including but not limited to compatibility <br />in roof pitch and materials to the dwelling. Please review and revise <br />accordingly. <br />2. Building Height and Calculations. Height calculations must be provided for <br />each structure and clearly labeled on both the site plan and building plan <br />sets. Detached accessory dwelling units and buildings accessed from an alley <br />shall measure building heights from the average alley elevation at the rear <br />lot line per EMC 19.22.060.B.4. The maximum height for a detached <br />Planning <br />accessory dwelling unit or building featuring a roof pitch less than 6:12 is 18' <br />on alley lots in accordance with EMC 19.22.020, Table 22-2. Please review <br />Q2930 Wetmore Ave, Ste. 8A <br />and revise accordingly. <br />Everett, WA 98201 <br />3. DADU Covenant. A Covenant shall be recorded on the property in <br />accordance with EMC 19.08.100.C.3. Please see pages 7-11 of the ADU <br />425.257.8731 <br />Q 425.257.8742 fax <br />Checklist for the required covenant document. <br />4. Historic. Due the change in the scope of work, this application has been <br />iffi planning@everettwa.gov <br />routed to the Historic reviewer, Karen Stewart, for re -review of the <br />everettwa.gov <br />proposal.
