[ECEOVEO
SEP 13 2022
REVIEW RESDONSE CITY OF EVERETT
Permit Services
RE: Permit Number: B2203-001
905 94'h ST SE. EVERETT, WA 98208
This is a review response to the letter that was received in May. The revision is marked with a number
(1) on the plan set and clouded. The revisions are as follows:
General
1. The submitted drawings appear to Include prior unpermitted work, including but not limited
to the Master bathroom and closet, Kitchen, Upper Laundry/Bathrooms, and Garage. The
existing conditions shown in the drawings are not consistent with the available City of
Everett and Snohomish County records. The total bathrooms should only be 3, not 3.5.
The drawings are also not consistent with recent real estate photography. The drawings
should be revised to show all previous unpermitted work as new work; all new work is
required to comply with the current code requirements. Alternatively, the drawings should
show the removal of unpermitted work and restoration of the building to its previous legally
permitted condition. See IRC Sections R102.7.1, R105.1, and R113.1.
• Please refer to the Demo Plan Sheet A2.1 for the upper -level alternation
2. The new deck on the northeast side of the house encroaches into the 5-foot setback; see
comments provided separately by the Planning Department. Note that this also places the
deck within the 5-foot fire separation distance (FSD) requiring fire -rated construction per
Section R302.1. The deck should be modified to not extend within 5 feet of the property
line.
• Please refer to site plan sheet A1.0 and Floor plan sheet A2.2 tome the
new position for the new deck.
Architectural
1. The Energy Notes on Sheet A0.1 list the selected energy credits per WSEC-18 Table R406.3.
The following comments should be addressed:
a. The notes should specify the performance requirements for each selected credit.
It. Credit 1.1 has been selected requiring the fenestrations to have a maximum thermal
performance of U=0.24. The glazing and door values should be revised.
c. The U-values should be specified as maximum values, not minimum values.
• Adjusted the U-value on the sheet A0.1
eMD Design Practice uC
ermias@emddesingpracitice.com
205.775.1471
