REVIEW RESPONSE <br />2. Guard details should be provided complying with Section R312.1. The guards details should <br />Include connections to the supporting structure. The guards, their connections, and the <br />supporting structure should be capable of resisting a minimum 200-pound load per Table <br />R301.5. <br />• Noted, refer to Sheet A9.1 for TYP. Detail. <br />3. Handrails should be specified for all stairways. See Section R311.7.8. <br />• Noted in all the plans <br />4. Lower -Level Plan 1/A2.2 includes a note for grab bars to support a minimum 200-pound <br />load. The minimum load is recommended to be 250 pounds. See ICC A117.1-09 Section <br />609.8. <br />Notation changed on sheet A2.2 <br />5. The following comments should be addressed for the smoke and CO alarms per IRC <br />Sections R314 and R315 <br />a. A note should be included requiring the alarms to be hardwired, Interconnected, and <br />provided with back-up battery power as required. <br />b. Alarm clearances to bathroom doors should comply with Section R314.3 Item 4. <br />• Noted, see sheet A2.2 <br />6. The Master Bedroom closet and bathroom are shown as existing in Upper Plan 2/A2.1. <br />However, these have been reconfigured based on real estate photography. See Section <br />R106.1.1. The following comments should be addressed: <br />a. New work should be shown, including but not limited to new walls, doors, and fixtures. <br />b. The walk-in shower is required to have a minimum 30-inch wide clearance per Figure <br />R307.1. The provided clearance is approximately 18 inches. <br />Refer to sheet A2.2 to am the adjustment <br />7. The full bathroom/laundry room and half-bathreom in the Upper Plan 1/A2.1 are new <br />construction. See Section R106.1.1. The following comments should be addressed: <br />a. New work should be shown, Including but not limited to new walls, doors, and fixtures. <br />In. The toilet Is required to have a minimum clearance of 21 inches.
