The submitted drawings appear to include prior unpermitted work, including but not limited to <br />the Master bathroom and closet, Kitchen, Upper Laundry/Bathrooms, and Garage. The existing <br />conditions shown in the drawings are not consistent with the available City of Everett and <br />Snohomish County records. The total bathrooms should only be 3, not 3.5. The drawings are <br />also not consistent with recent real estate photography. The drawings should be revised to <br />show all previous unpermitted work as new work, all new work is required to comply with the <br />current code requirements. Alternatively, the drawings should show the removal of <br />unpermitted work and restoration of the building to its previous legally permitted condition. <br />See IRC Sections R102.7.1, R105.1, and R113.1. <br />2. The new deck on the northeast side of the house encroaches into the 5-foot setback,, see <br />comments provided separately by the Manning Department. Note that this also places the deck <br />within the 5-foot fire sepaatlon distance (FSD) requiring fire -rated construction per Section <br />R302.1. The deck should be modified to not extend within 5 feet of the property line. <br />Architectural <br />1. The Energy Notes on Sheet A0.1 list the selected energy credits per WSEC-18 Table R406.3. <br />The following comments should be addressed: <br />a. The notes should specify the performance requirements for each selected credit. <br />b. Credit 1.1 has been selected requiring the fenestrations to have a maximum thermal <br />performance of U=0.24. The glazing and door values should be revised. <br />c. The U-values should be specified as maximum values, not minimum values. <br />2. Guard details should be provided complying with Section R312.1. The guards details should <br />include connections to the supporting structure. The guards, their connections, and the <br />supporting structure should be capable of resisting a minimum 200-pound load per Table <br />R301.5. <br />3. Handrails should be specified for all stairways. See Section R311.7.8. <br />4. Lower Level Plan 1/A2.2 includes a note for grab bars to support a minimum 200-pound load. <br />The minimum load is recommended to be 250 pounds. See ICC A117.1-09 Section 609.8. <br />5. The following comments should be addressed for the smoke and 00 alarms per IRC Sections <br />R314 and R315 <br />a. A note should be included requiring the alarms to be hardwired, interconnected, and <br />provided with back-up battery power as required. <br />b. Alarm clearances to bathroom doors should comply with Section R314.3 Item 4. <br />6. The Master Bedroom closet and bathroom are shown as existing in Upper Plan 2/A2.1. <br />However, these have been reconfigured based on real estate photography. See Section <br />R306.1.1. The following comments should be addressed: <br />a.
