The walk-in shower is required to have a minimum 30-inch wide clearance per Figure <br />R307.1. The provided Clearance is approximately 18 inches. <br />7. The full bathroom/laundry room and half -bathroom in the Upper Plan 1/A2.1 are new <br />construction. See Section R106.1.1. The following comments should be addressed: <br />a. New work should be shown, including but not limited to new walls, doors, and fixtures. <br />It. The toilet is required to have a minimum clearance of 21 inches. The provided clearance <br />appears to be less. <br />8. The Kitchen in the Upper Plan 1/A2.1 should be enclosed and separated from the Living <br />Room/Dining Room area by walls. See Sections R106.1.1 and R301.1. The following comments <br />should be addressed: <br />a. The demolition of the walls should be shown in the plan. <br />It. The roof structure should be evaluated for impacts to the load path. Addition modifications <br />may be required. <br />9. The project requires a whole house ventilation system per IRC Section R303.4. The drawings <br />should show the location(s) of the system component(s), and specify the performance <br />requirements per Section M1505.4.1. The system should be located in a central area that is <br />open to and has unobstructed air flow with the majority of the habitable space. Alternatively, if <br />the system is not centrally located, the system should provide ducting to each room of the <br />house per Section M3505.4.1.1, and the drawings should specify a requirement for testing to <br />verify air flow rates per Section M3505.4.1.6. The system should not have a sound rating <br />exceeding 1.0 sons. <br />10. Seismic restraints should be provided for the tank water heater per Section M1307.2. <br />11. The bathroom exhaust fans in Upper Plan 1/A2.2 should be shown as new. The minimum <br />required performance rates should be specified per IRC Table M3505.4.4(1). <br />Structural <br />1. The Upper Framing Plan on Sheet S2.1 appears to have multiple new posts that are not <br />specified, including but not limited to two new interior headers, the north exterior wall, and the <br />new Upper Level addition. All framing sizes should be specified. See IBC Section R1603.1. <br />2. The exterior decks should be constructed of preservative -treated or naturally -durable materials <br />per Section R507.2.1. The construction drawings should specify coating cuts, notches, and <br />holes in preservative -treated wood with a treatment complying with AWPA M4. See Section <br />R317.1.1. <br />3. The intermediate stairway landing for the new deck should be provided with lateral bracing for <br />stability.
