The drawings should clearly delineate between <br /> existing and new work using established drafting standards. All demolition should be shown on <br /> the existing floor plans. All new construction should be shown on the new floor plan. Where <br /> the proposed project includes modifications existing building components (e.g., gypsum wall <br /> board, insulation, etc.), these components should be similarly shown and delineated from <br /> existing component that are not being altered. See IRC Section R106.1.1. Additional work not <br /> clearly shown in the drawings appears to include but is not limited to: <br /> a. Modification of the rear door and window at the mudroom to a double door, including <br /> structural modifications. <br /> b. Replacing swinging doors at Lower Floor Office and Bathroom with sliding doors. <br /> c. Demolition of chimney and chase of building height, and patching of Upper Floor and Roof. <br /> d. New walls at the Master Bedroom. <br /> e. New sinks in both bathrooms. <br /> 2. The submitted drawings appear to include prior unpermitted work. The existing conditions <br /> shown in the drawings are not consistent with the available City of Everett and Snohomish <br /> County records. The drawings should be revised to show all previous unpermitted work as new <br /> work; all new work is required to comply with the current code requirements. Alternatively, the <br /> drawings should show the removal of unpermitted work and restoration of the building to its <br /> previous legally permitted condition. See IRC Sections R102.7.1, R105.1, and R113.1. Prior <br /> unpermitted work includes but it not limited to: <br /> a. Enclosed the rear porch to create the Mudroom and Bedroom (Office on Sheet A-2). <br /> b. Create second bathroom at Upper Floor. <br /> c. Widen opening between the Living and Entry rooms at the Lower Floor, including structural <br /> reframing. <br /> Architectural <br /> 3. The exterior walls were exposed to perform non-structural improvements (e.g., electrical, <br /> plumbing, etc.). The walls are required to be insulated per WSEC Section R503.1.1 Exception 2. <br /> The minimum required insulation should be specified. <br /> 4. The ceiling/attic cavity appears to have been exposed to perform non-structural improvements <br /> (e.g., electrical, plumbing, etc.). The walls are required to be insulated per WSEC Section <br /> R503.1.1 Exception 2. The minimum required insulation should be specified. <br /> 5. Continuing with the previous comment, the roof should comply with the ventilation <br /> requirements of IRC Section R806 and WSEC Section R402.2.3. Ventilation details should be <br /> provided. Include a calculation for the minimum required ventilation area in the drawings.
