The rear porch was enclosed to create a Mudroom and expand the Lower Floor Bedroom. <br /> Details for the exterior walls should be provided. The exterior walls and floor are required to be <br /> insulated per WSEC Table R402.1.1. See Section R106.1.1. <br /> 7. The project involves increasing the conditioned space at the Lower Floor to enclose the old rear <br /> porch; see the General comments above. Energy credits are required per WSEC Section <br /> R406. The required number of credits should be normalized per Table R406.2. A schedule of <br /> the selected credits should be included in the drawings. The performance requirements for the <br /> selected credits should be specified. <br /> Structural <br /> 8. Structural plans for the Upper Floor Framing and Foundation should be included in the <br /> construction drawings. See Section R106.1.1 and R301.1, and other comments provided in this <br /> review. <br /> 9. The rear door and window have been removed to install a double door. Structural framing <br /> plans and details should be provided to modifying the opening. The framing should comply <br /> with Section R602.7 and 602.7.5. <br /> 10. The opening between the Living and Entry rooms appears to have been widened. Structural <br /> framing plans and details should be provided to modifying the opening. The framing should <br /> comply with Section R602.7 and 602.7.5. <br /> 11. New beams with post supports have been installed to create two large openings at the Lower <br /> Floor. Details for the load path through the floor framing from the posts to the foundations <br /> below should be included in the drawings. See IRC Section R106.1.1 and R301.1. <br /> 12. The chimney/chase was demolished through the height of the house. Details for closing the <br /> openings in the Upper Floor and Roof should be provided. See IRC Section R106.1.1. <br /> 13. Details for the construction of the new walls should be included. The details should specify <br /> connections for the top and bottom framing plates to the existing structure. See IRC Sections <br /> R106.1.1 and R301.1. <br /> 14. A general fastener schedule should be provided per IRC Table R602.3(1). Providing a reference <br /> to this table in the drawings does not satisfy this requirement.
