However, the submitted documents are not <br /> sufficiently developed for us to perform a comprehensive review at this time. <br /> Information is attached to provide guidance. Revised construction-level documents should be submitted for <br /> review. Two complete sets of the revised drawings should be submitted to replace the previously submitted <br /> drawing sets. Preliminary comments are provided below to assist in revising the drawings, but these are not <br /> intended to provide a comprehensive review. The resubmittal documents should include an itemized <br /> response letter clarifying how the review comments below have been addressed. <br /> Intake Review Comments: <br /> General: <br /> 1. The project should specify the applicable building codes, including but not limited to the 2018 IRC, 2018 <br /> WSEC, and the 2018 IBC. See Section R106.1.1 and EMC Section 16.005.030. <br /> 2. The house is subject to Code Enforcement action per File No. CE21-0791. Additional work includes but is <br /> not limited to replacing and adding new kitchen and bathroom fixtures, installing a new water heater, <br /> etc. The drawings to not provide sufficient information to address the unpermitted conditions and should <br /> be revised. See IRC Section R105.1 and R113.2. <br /> 3. The existing conditions shown in the drawings are not consistent with the available City of Everett and <br /> Snohomish County records. Unpermitted work appears to include but is not limited to expansion of the <br /> NW corner of the building including significant structural alternations, addition of a porch, and creation of <br /> a new bathroom. A copy of the old SnoCo Field Assessor record is attached; note that the SnoCo records <br /> only provide a record of the building condition for the purpose of assessing taxes and do not substantiate a <br /> permitted condition. The drawings are also not consistent with photography available on Google Earth <br /> and the real-estate website Redfin.com. The drawings should be revised to show all unpermitted work as <br /> new work; all new work is required to comply with the current code requirements. Alternatively, the <br /> drawings should show the removal of unpermitted work and restoration of the building to its previous <br /> legally permitted condition.
