4. The project includes removing and replacing the wall coverings on the exterior walls of the house and the <br /> ceiling. The extent of the work should be shown in the plans and details included as needed. See Section <br /> R106.1.1 and comments below regarding insulation requirements. <br /> 5. The project may include replacement of the windows in the bedrooms. The replacement windows should <br /> comply with the emergency egress requirements of IRC Section R310. <br /> 6. Smoke and CO alarms should be provided per IRC Sections R314 and R315. The locations of all alarms <br /> should be shown on the plans. A note should be included requiring the alarms to be hardwired, <br /> interconnected, and provided with back-up battery power as required. Alarm clearances should comply <br /> with Section R314.3 Item 4 and Section R314.3.1. <br /> 7. The project includes installation of a new wood beam. The building section should specify the minimum <br /> head clearance of 7 feet. See Section R305.1. <br /> 8. The project includes exposing the exterior envelope cavities for the entire building. The building is <br /> required to be insulated per WSEC Section R503.1.1. Where required, insulation complying with current <br /> code should be provided per Table R402.1.1. Attics should be provided with ventilation baffles per Section <br /> R402.2.3. <br /> 9. Insulation should be specified for all new exterior walls, floors, slab-on-grade, and ceiling/roof cavities per <br /> WSEC Table 402.1.1. <br /> 10. The project includes new windows and exterior doors. The required thermal ratings for each type of <br /> vertical fenestration should be specified. See WSEC Table R402.1.1. <br /> 11. The project involves increasing the conditioned space (i.e., house expansion at NW corner), including <br /> removing the wall separating the original 7'x7' area from the conditioned house space. Energy credits are <br /> required per WSEC Section R406. The required number of credits should be normalized per Table <br /> R406.2. A schedule of the selected credits should be included in the drawings. The performance <br /> requirements for the selected credits should be specified. <br /> 12. The project involves installation of a new water heater. The type and location of the system should be <br /> specified. Seismic restraints should be provided per Section M1307.2. Gas appliances are prohibited in the <br /> locations specified in Section G2406. <br /> Structural: <br /> 13. The proposed project includes significant structural modifications the building, including but not limited to <br /> modifying and expanding the building in the NW corner, and replacing interior non-bearing walls with a <br /> new beam. Other structural modifications, including but not limited to modifying the exterior wall <br /> openings (e.g., Kitchen window, etc.), appear to have occurred. Structural drawings should be submitted <br /> that include complete foundation and framing plans for the entire building, sections, details, construction <br /> schedules, fastening schedules, materials requirements, general notes, special inspection requirements, <br /> etc. The drawings should substantiate compliance for the load path with the prescriptive requirements of <br /> the IRC. See IRC Sections R106.1.1 and R301.1. <br /> 2 <br />
