The comments are listed below followed by my responses in italics.
Structural:
13. The proposed project includes significant structural modifications the building,
including but not limited to modifying and expanding the building in the NW comer, and
replacing interior non-bearing walls with a new beam. Other structural modifications,
including but not limited to modifying the exterior wall openings (e.g., Kitchen window,
etc.),appear to have occurred. Structural drawings should be submitted that include
complete foundation and framing plans for the entire building, sections, details,
construction schedules, fastening schedules, materials requirements, general notes,
special inspection requirements, etc. The drawings should substantiate compliance for
the load path with the prescriptive requirements of the IRC. See IRC Sections R106.1.1
and R301.1.
R13. The project does not include significant structural modifications that would warrant separate
structural drawings. I have added my structural notes to the plans to address the relevant review
comments and clouded them in red The beam is the only significant structural change.
14. The expansion at the NW comer of the building has removed the NS braced walls
in this area. The new braced wall condition on the west side of the house must comply
with the requirements of IRC Section R602.10. The locations of the braced walls should
be shown per Section R106.1.3. See Section R102.7.
14R. I have analyzed the structure for wind and seismic loads. Calculations attached show interior
bracing is not necessary.
15. The submitted information appears to indicate installation of a new wood beam.
The drawings do not provide sufficient information for this work. See Sections
R102.7.1,R106.1.1, and R301.1. The following comments should be addressed:
03/09/22 10:53 PM
