4. DEVELOPED CONDITIONS <br />The project contains approximately 0.48 acres. There are no critical areas within <br />the site. The project site is currently undeveloped. The site has been cleared previously <br />and it is now overgrown with vegetation. There are existing gravel and asphalt located on <br />the west portion of the site. All existing structures are proposed to be removed. The <br />proposal is to construct two single-family homes and approximately 150 lineal feet of <br />shared driveways with associated utilities. The access to the site will be from 41h Ave SP. <br />The frontage improvements already existed on 4th Ave SP, therefore no frontage <br />improvement is required for this project. <br />The site contains one drainage basin that drains to the southeast portion of the <br />project site. Per SCC survey of Snohomish County, the project site contains Alderwood <br />soils that have a hydrologic classification of Type "C". Please refer to the soils map and <br />descriptions attached in the appendix for more details. <br />Individual Rain Gardens are proposed to meet the retention/water quality <br />requirements in accordance with the city of Everett standards. SBUH methodology using <br />"Stormshed" software by Engenious Inc. is used for the Rain Garden calculations. Rain <br />Gardens are sized for the 100-yr/24hr-storm event. Refer to the calculations attached later <br />in this section for more details. A design infiltration rate of 1 in/hr has been used per <br />Geotech recommendation. Please refer to the geotechnical report attached in the appendix <br />for more details. Water quality would be obtained by the use of the amended soil on the <br />bottom of rain gardens. Refer to Sheet C4 of the construction plans for more details. <br />
