Each fire hydrant shall have a 6"gate valve per City of Everett standard fire hydrant assembly. <br /> 21. Add 8"gate valves on either side of the hydrant run on the north side of the building (east and west leg of <br /> the 8"main). <br /> 22. On-site water main will be staked within a 15ft easement to the City. The easement must be 5ft on one <br /> side of the main and loft on the other side of the main. If <br /> calculated under the current ordinance in effect(January 24{h 2019),this project would owe a traffic <br /> mitigation fee of$113,658.00 upon building permit issuance.An existing site use credit may apply to this <br /> site if number of tee positions for the existing golf driving range to be removed under this proposal is <br /> provided,along with evidence that the site has been in permitted use at some point since 2013.) <br /> 24. All site access shall comply with City of Everett standards. Proposed car access point shall be constructed <br /> with standard driveway curb cut and shall have a maximum grade of 8%(acceptable as shown in SEPA <br /> submittal). Proposed truck access point(shared with adjacent 3amco development east of the proposal) <br /> shall require a signed access easement with the underlying property owner. No curb cut or driveway <br /> changes to existing improvements on that property shall be permitted without explicit approval from the <br /> underlying property owner. <br /> 25. All site parking and circulation shall comply with City of Everett standards. <br /> 26.
