Appeal Process:This administrative Review Process 11 land use permit may be appealed to the Hearing Examiner no later than 14 days from the day after the date of mailing of the decision. Expiration: If a complete building permit or equivalent construction permit application has not been filed within 18 months from the approval date of this decision,the land use permit approval shall be deemed terminated, unless an extension is granted. if the permittee requests an extension in writing no later than 18 months from the land use permit approval date, the Director may grant a 6 month extension. Note:A copy of the approved HPA permit and stream crossing approval must be submitted with the Public Works permit application prior to the City releasing the Public Works permit for construction. 2. Critical Area Covenants and a Critical Area Map showing the approved critical area and buffer boundaries are required to be recorded on title to the property priorto Public Works permit issuance. Forms are provided by the Planning Division and are available upon request. 3. Critical Area Protection fencing and signs must be installed prior to final approval. 4. Provide cross-sections of the proposed channel along its length. Provide geotechnical information regarding the soils present at the bottom and sides of the proposed depth of the channel. A Public Works Permit is required for this project. Detailed drawings in accordance with the current City of Everett Design and Construction Standards and Specifications for Development shall be submitted to the Public Works Department,showing site grading, paving, landscaping, utilities,storm drainage,temporary construction erosion and sedimentation control (TESQ,and all required improvements in the public right-of-way. Public Works Department approval of these drawings is required prior to any permits being issued.
