Appeal Process:This administrative Review Process 11 land use permit may be appealed to the Hearing <br /> Examiner no later than 14 days from the day after the date of mailing of the decision. For information <br /> regarding appeals please refer to Everett Municipal Code Title 15,Chapter 24,Article IV(EMC 15.24.290- <br /> 15.24.380) and contact Teresa Weldon at 425.257.8731 or tweldon@everettwa.gov with any questions. <br /> Expiration: If a complete building permit or equivalent construction permit application has not been filed <br /> within 18 months from the approval date of this decision,the land use permit approval shall be deemed <br /> terminated, unless an extension is granted. if the permittee requests an extension in writing no later than 18 <br /> months from the land use permit approval date, the Director may grant a 6 month extension. <br /> INFORMATION FOR DEVELOPER: <br /> Planning—Teresa Weldon—425.257.8731 <br /> 1. Obtain all Public Works permits,inspections and final approvals. Note:A copy of the approved HPA <br /> permit and stream crossing approval must be submitted with the Public Works permit application <br /> prior to the City releasing the Public Works permit for construction. <br /> 2. Critical Area Covenants and a Critical Area Map showing the approved critical area and buffer <br /> boundaries are required to be recorded on title to the property priorto Public Works permit issuance. <br /> Forms are provided by the Planning Division and are available upon request. <br /> 3. Critical Area Protection fencing and signs must be installed prior to final approval. <br /> 4. Provide cross-sections of the proposed channel along its length. Provide geotechnical information <br /> regarding the soils present at the bottom and sides of the proposed depth of the channel. <br /> Demonstrate the design of the proposed channel will be stable to convey upstream flows without <br /> eroding the bottom or the sides of the channel. Detailed drawings in accordance with the current <br /> City of Everett Design and Construction Standards and Specifications for Development shall be <br /> submitted to the Public Works Department,showing site grading, paving, landscaping, utilities,storm <br /> drainage,temporary construction erosion and sedimentation control (TESQ,and all required <br /> improvements in the public right-of-way. Public Works Department approval of these drawings is <br /> required prior to any permits being issued.
