WA 98201 Permit Services <br /> t425) 530-8393 <br /> Subject Response to Comments for Project#B2202-009—2523 State St. Everett <br /> As requested, I have reviewed the following comments made by the City of Everett and have the <br /> mellowing responses: <br /> 5_The proposed project includes the demolition of non-bearing walls specified on Sheet 1. Framing <br /> plans for ceiling, and roof should be provided to substantiate that the walls are not load-bearing or show <br /> the modified load path complies with the prescriptive limitations of the IRC. Alternatively, an engineered <br /> analysis and design may be performed per IRC Section R301.1.3; sealed and signed drawings and <br /> calculations prepared by a professional engineer licensed in the state of Washington are required per <br /> RCW 18.43.010, 18.43.020, and 18.43.070. The framing and foundation plans, and structural <br /> calculations as required, should show a complete load path. See IRC Section R301.1. The plans should <br /> also include a note requiring the contractor to verify the walls are not load bearing prior to demolition. <br /> See IRC Section R301.1. <br /> Response: Stamped structural package and structural drawings are being provided. <br /> Additional Comments: <br /> 1. A roof framing plan was not included in the resubmittal document to substantiate that the walls <br /> removed are not load-bearing walls. A complete load path should be shown on the plans. Please refer to <br /> comment 5 of the original intake review letter. Comment is also provided above. <br /> Response: Stamped structural package and structural drawings are being provided. <br /> 4. See Kitchen Ceiling Plan on Sheet 9.The 2x4 ridge board does not meet the prescriptive limitations of <br /> the IRC. Engineered calculations substantiating the design should be submitted for review. <br /> Response:A beam has been designed and called out at the kitchen ceiling/roof ridge on the <br /> provided structural drawings. Detail A/S2 shows how the beam supports the ceiling/roof. A post <br /> footing is added below the kitchen ridge beam where the ridge beam is supported at the interior <br /> wall, footing size and location shown on structural drawings. <br />
