Please review and respond to the comments <br /> below. <br /> 1. The submitted documents include sketches for the proposed project. Construction-level <br /> drawings prepared using established drafting standards are required to substantiate compliance <br /> with the IRC. Prepare drawings using the approved scales. Use consistent scales where <br /> appropriate (e.g., same scale for all architectural and structural plans, etc.). Scales should be: <br /> Architectural and Structural plans: architectural scale (e.g., %" = V-0", etc.). <br /> 2. Smoke and CO alarms should be provided per IRC Sections R314 and R315. The locations of all <br /> alarms should be shown on the plans. The alarms should be hardwired, interconnected, and <br /> provided with back-up battery power as required. <br /> 3. The project includes exposing the exterior envelope cavities for the entire building. The building <br /> is required to be insulated per WSEC Section R503.1.1. Where required, insulation complying <br /> with current code should be provided per Table R402.1.1. Attics should be provided with <br /> ventilation baffles per Section R402.2.3. <br /> 4. The project includes replacement of the existing windows and exterior doors. The required <br /> thermal ratings for each type of vertical fenestration should be specified. See WSEC Table <br /> R402.1.1. <br /> 5. The proposed project includes the demolition of non-bearing walls specified on Sheet 2. The <br /> ceiling framing plans on Sheets 7 and 8 show an interior bearing wall but Sheet 2 specifies non- <br /> load bearing. Framing plans for ceiling,and roof should be provided to substantiate that the walls <br /> are not load-bearing or show the modified load path complies with the prescriptive limitations of <br /> the IRC. Alternatively, an engineered analysis and design may be performed per IRC Section <br /> R301.1.3; sealed and signed drawings and calculations prepared by a professional engineer <br /> licensed in the state of Washington are required per RCW 18.43.010, 18.43.020, and <br /> 18.43.070. The framing and foundation plans, and structural calculations as required, should <br /> show a complete load path. See IRC Section R301.1.
