requiring the contractor to verify the walls are not load bearing prior to demolition. See IRC
Section R301.1.
6. A fastener schedule should be provided per IRC Table R602.3(1). Providing a reference to this
table in the drawings does not satisfy this requirement. In addition, the make and model of
proprietary hardware should be specified in the plans and details where used for connections.
7. See Sheet 9 and 10. It is not clear if the ceiling in the bathroom is vaulted or flat. New wall
construction on Sheet 10 appears to show a flat ceiling but elevation on Sheet 9 show the ceiling
to match existing roof line.
8. See Sheet 2 and 9. New header sizes should be specified on the plans. Reframed walls for larger
doors should show new header sizes. Sheet 9 shows a new header between the kitchen and living
room, but size is not specified. See comment 5 for required framing plans.
9. See Kitchen Ceiling Plan on Sheet 7. Framing plan and elevation are not clear. Sheet 7 appears to
show a pitched roof with a center beam. Size of beam should be specified. See comment 5 for
more information. Also, the size and layout of the kitchen does not match the floor plan on Sheet
2.
In order for the processing of your application to continue, it will be necessary to provide the Building
Division with two new sets of revised construction documents reflecting the corrections requested.
Please include a response letter which indicates how the corrections were resolved.
These initial comments are general in nature and based on preliminary information.Additional
comments will typically be generated once a complete submission is reviewed. All comments are based
on the 2018 International Building Code (IBC), 2018 International Residential Code (IRC), and/or the
2018 Washington State Residential Energy Code (WSEC), as amended by the State of Washington and
adopted by the City of Everett.
These comments address building issues only. Additional revisions or additions may be required by other
departments(such as Utilities,Traffic,Planning or Fire). All required submittals must be of sufficient detail
and information to ensure that the proposed structure will be constructed in compliance with all adopted
codes.
Sincerely,
Rakeeb Khan
Development Technician
3200 Cedar Street © 425.257.8810 Permit5ervices@everettwa.gov
Everett,WA 98201 425.257.8857 fax everettwa.gov
