Map 5-1 Areas Eligible for Neighborhood Commercial <br /> <br />1. Corner lots, meaning lots that abut two different and intersecting public streets, <br />within the areas identified in Map 5-1; and <br />2. In buildings historically used for and built for commercial/residential or mixed use, <br />including buildings for which a legal nonconforming use has discontinued or ceased; and <br />3. Lots abutting the following streets: <br />a. W Casino Rd; and <br />b. S 2nd Ave between Zillah St and Eugene St. <br />c. W Mukilteo Blvd between Sound Ave and Upland Ave <br />C. Allowed Neighborhood Commercial uses: <br />1. Food or beverage establishment; <br />2. The following subcategories of Retail Sales and Service: grocery, specialty food stores <br />(bakery, convenience store, ice cream, candy, deli, butcher/meat market, vegetable, <br />beer/wine/liquor), cobbler/shoe repair, tailor, laundromat, barber, hair salon, <br />bookstore, florist, pet store, pharmacy, or similar; <br />3. Clinic, except in the area bounded by Hoyt Avenue, Lombard Avenue, 10th Street, and <br />14th Street; <br />4. Lodging-Hotels, Motels (limited to five rooms); <br />5. Veterinary Clinic or Animal Day Care — Limited to Small Animal; <br />6. Day Care Center, Commercial (limited to 20 children or adults); <br />7. Entertainment and Recreation — Enclosed in Building (e.g., theater, fitness facility); <br />8. Offices; and <br />9. Other uses not listed above if determined through the review process described in <br />Title 15 to be compatible with surrounding properties and the immediate vicinity.
