Every habitable space shall have at least one openable window. The total <br /> openable area of the window in every room shall be equal to at least 45 <br /> percent of the minimum glazed area required in Section 402.1. <br /> IPMC 304.13 Window,skylight and door frames <br /> Every window,skylight, door and frame shall be kept in sound condition, good <br /> repair and weather tight. <br /> 6. The presence of the exterior stairways having unequal rises, loose or <br /> unattached treads, and lack of general maintenance is a violation of the <br /> International Property Maintenance Code(IPMC)302.3,and IPMC <br /> 304.10,which reads: <br /> IPMC 302.3 Sidewalks and driveways <br /> Sidewalks, walkways,stairs, driveways,parking spaces and similar areas shall <br /> be kept in a proper state of repair, and maintained free from hazardous <br /> conditions. <br /> IPMC 304.10 Stairways,decks,porches and balconies <br /> Every exterior stairway, deck, porch and balcony, and all appurtenances <br /> attached thereto,shall be maintained structurally sound, in good repair, with <br /> proper anchorage and capable of supporting the imposed loads. <br /> 7. The presence of the stairway handrails and raised walkways not securely <br /> fastened and the lack of general maintenance is a violation of the <br /> International Property Maintenance Code(IPMC)304.12.The use of 2 x <br /> 4s and other materials for handrails that do not meet the required <br /> graspability is a violation of the International Building Code(IBC) 1014.3 <br /> and IBC 1014.3.1,which reads: <br /> IPMC 304.12 Handrails and guards <br /> Every handrail and guard shall be firmly fastened and capable of supporting <br /> normally imposed loads and shall be maintained in good condition. <br /> IBC 1014.3 Handrail Graspability <br /> Required handrails shall comply with Section 1014.3.1 or shall provide <br /> equivalent graspability. <br /> IBC 1014.3.1 Type I <br /> Handrails with a circular cross section shall have an outside diameter of not <br /> less than 1 Yi inches(32mm)and not greater than 2 inches(51 mm). Where <br /> the handrail is not circular, it shall have a perimeter dimension of not less than <br /> 4 inches(104 mm)and not grater than 6/14 inches(160 mm)with a <br /> maximum cross-sectional dimension of 2%inches(57 mm)and minimum <br /> cross-sectional dimension of 1 inch (25 mm).
