NGINEERING / PUBLIC SERVICES DEPARTMENT <br />October 3, 2006 <br />Ms. Lyn Lessley <br />Adair Enterprises <br />17032-35th Ave SE <br />Bothell, WA 98012 <br />Project: SIR Adair Basic 217 <br />Job Address: 205 79th PI SE <br />Plan Review No: C0608-036 <br />Dear Ms. Lessley, <br />In response to your application for construction permit, the plans have been re-examined based on the <br />responses received on September 15th, and you are advised that a permit cannot be issued until the following <br />issues are resolved. These comments address building issues only. Revisions or additions may be required <br />by other departments (such as Utilities, or Planning). Code references cited include the 2003 International <br />Residential Code (IRC), the 2003 Washington State Energy Code (WSEC), the Washington State Ventilation <br />and Indoor Air Quality Code (WSVIAQ) 2003, as adopted by the City of Everett. The referenced codes <br />include current amendments by the State of Washington. <br />In order for the processing of your application to continue, it will be necessary to provide the Building <br />Division with two complete sets of drawings reflecting the previous corrections requested. <br />Structural <br />1. The support of the deck section at the posts should indicate positive attachment. Beam sizes and <br />locations should be shown in plan for the deck. The column caps at the deck and the front porch <br />should be specifically identified. All bases, caps and hangers should be galvanized for pressure <br />treated wood columns. <br />In reference to previous comment. The structural framing for the deck and the front porch should be shown <br />to comply with IRC R502.2.1 and R502.3.3. Post connections should be identified per IRC R502.9. <br />Supporting beams for the entry porch and roof should be indicated on the drawings. <br />The structural details .on Sheet 8 and Detail A5/7 both indicate a crawl space condition. If the intent <br />is to submit the basic design to allow for crawl space or slab on grade, then complete alternate plans <br />with referenced details should be submitted for both conditions, or all crawl space details should be <br />omitted. If the crawl space detailing is also submitted for permit, the 45 degree sloping backfill as <br />indicated on A5/7 is not a condition of the prescriptive requirements. <br />In reference to previous comment. All foundation details should indicate a slab on grade (instead of a crawl <br />space) to be consistent with the plans. Height of foundation walls above f nish grade to be shown on all details <br />per IRC R404.1.6. If the height of the foundation wall is less than 6 inches above finish grade, pressure treated <br />siding, sheathing and wall framing is required per IRC R319.(5). <br />Reinforcing for a foundation wall up to 8 feet in height, if submitted, should meet the requirements <br />for the Seismic Design Category D1 or D2, as required by location per IRC R403.1.3. The detailing <br />for the architectural and structural versions should be identical in the locations and. requirements for <br />reinforcing to meet all applicable requirements of IRC Section R403. <br />In reference to previous comments: Detail A5 on Sheet 7: <br />• A #4 continuous bar is 'required in the footing per IRC R403.1.3 & R403.1.3.1. <br />CITY OF EVERETT • 3200 Cedar Street •.
