• A footing drain is required per IRC R404.1.3. <br />Details RI & R3 on Sheet 8: <br />• Standard hooks are required for dowel bars when construction joint occurs between footing and stem wall <br />per IRC R403.1. <br />General <br />1. Framing, sheathing and siding should be indicated as pressure treated, where required by code. The <br />siding materials should be identified on all applicable details. The exterior soffit condition shown on <br />the building A/5, on C1/7, and on B2/7 should indicate venting and finishes. Detail B2 is not <br />appropriate for a mudsill as noted. <br />In reference to previous comment. The sheathing and siding materials should be identified and shown on the. <br />slab on grade details. If the sheathing and/.or siding are wood, and less than 6 inches from the ground, they <br />should be identified to meet the wood grade and pressure treatment. requirements per IRC R319.1 (5). All <br />wood framing -members that rest on exterior foundation walls and are less than8 inches from exposed ground <br />also should meet these requirements, per IRC R319.1(2). <br />' 2. A guardrail and a handrail are required at both sides of the stairs to the front porch entry, based on <br />the number of risers shown, per IRC R311.5.6.3 and IRC R312.1. <br />In reference to previous comments: All interior and exterior stairs exceeding four risers should have at least <br />one handrail indicated on the plans, continuous between top and bottom risers, per R311.5.6. ...The number <br />of risers should be indicated for each stair run with intermediate landing elevations noted from the datum <br />indicated on the site plan. <br />3. The drywall should also be indicated under the risers and landing at the storage room under the <br />stairs. <br />In reference to previous comment. The storage room under the stairs should be sheathed with drywall at <br />walls, under the stair surface, and any sof is with 112 inch gypsum board, per IRC R311.2.2. <br />Upon submission of the revised drawings, your application will be given priority and plan review will begin. <br />All required submittals must be of sufficient detail and information to ensure that. the proposed structure will <br />be constructed in compliance with all adopted codes. Please provide a response letter, which shows where <br />each item in this correction letter is addressed on the plan set.
