CITY OF EVERETT <br />PLANNING DIRECTOR REVISED DECISION <br />Multiple Family Modification Review II #07-012 <br />October 16, 2007 <br />DESCRIPTION OF PROPOSAL: Modify the maximum height standard for a previously <br />approved (SEPA 03-003) project consisting of 23 detached single-family residences on a <br />single lot. The previously approved maximum height is 28 feet above the base elevation <br />(which varies from dwelling to dwelling). This application requests that the allowed <br />height be extended to 38- 32 feet above the base elevation. <br />Applicant: Ken Reoh <br />Rose Homes <br />11706 Marine Drive <br />Marysville, WA 98271 <br />Location: 9400 Block, 7ch Ave SE (West Side) <br />Zoning: R-2A, Single Family Attached <br />Contact Person: John Jimerson Phone: (425) 257-8737 <br />Section 19.15.101(D) of the Everett Municipal Code (EMC) states that "An applicant may <br />propose and the Planning Director (using Review Process 11) may allow an applicant to <br />deviate from certain development standards and/or Multiple Family Design Guidelines <br />provided the proposal satisfies the evaluation criteria contained in subsection 15.010.D.3 <br />of the Everett Zoning Code." <br />Findings and Conclusions: <br />The following findings and conclusions are based on the criteria established in Section <br />19.15.010.D.3. of the Zoning Code/: <br />1. The unique characteristics of the subject property and/or its surroundings <br />and how they will be protected or enhanced by modifying the development <br />standards or design guidelines. <br />Findings: <br />The 71h Ave SE corridor is characterzed by a variety of development patterns <br />including traditional single family residential, multifamily apartments and general <br />commercial. <br />This project, as well as the adjacent project to the north, add another development <br />form by constructing multiple detached single family residences on a single lot. As <br />such, the project is a hybrid between traditional single family developments and <br />apartments. <br />The dwellings surround and are accessed by a private drive internal to the site that <br />ends in a turnaround at the west end of the site.
