increase is minor, and would not be particularly noticible from the adjacent public <br />street on which only two of the houses abut. <br />The positive characteristics of the proposed development and whether such <br />characteristics could be provided by compliance with the development <br />standards and/or design guidelines proposed to be modified. <br />Findings: The proposed increase is intended to mitigate negative characteristics <br />of the site. As designed, the driveways slope down as much as three feet from the <br />internal drive to the garages. Increasing the height will allow the garage floor height <br />to be increased to minimize that slope. <br />The arrangement of buildings and open spaces as they relate to other <br />buildings and/or uses on the subject property and on surrounding properties. <br />Finding: The height increase will not affect the relationship of the buildings to the <br />open spaces, which consist of centralized recreation areas as well as a centrally <br />located stream corridor. <br />2. Visual impact to surrounding properties caused by parking facilities in the <br />proposed development and whether such impacts are less than would result <br />from compliance with the development standards and/or design guidelines <br />proposed to be modified. <br />Finding: No changes to parking facilities would result. Primary parking would <br />continue to be available within the garages and driveways, and the location of guest <br />parking remains the same. <br />3. If the development proposes greater building height than permitted by the <br />zone in which the property is located, does the increase in building height <br />result in an increase in the usable open space on the property over what <br />would be provided by meeting the development standards and design <br />guidelines proposed to be modified. <br />Finding: The open space provided exceeds the required open space by about 20% <br />An additional 13,000 + square feet stream corridor will also be preserved in open <br />condition. <br />4. If the development proposes greater building height than permitted by the zone in <br />which the property is located, does the increase in building height impact the views <br />or privacy of abutting residentially zoned properties. <br />Finding: The proposed similar project to the north is the only potential residential <br />neighboorhood currently in the works. The increase of second story windows by two <br />four feet should not result in significant changes in privacy between neighbors. <br />5. Does the proposed development result in a mix of permitted residential and <br />commercial uses allowed by the zoning in which the property is located which <br />would not result from compliance with the development standards and/or <br />design guidelines proposed to be modified. <br />Finding: No mixed -use activity will occur on site as a result of the current proposal. <br />6. Does the proposed design mitigate the impacts that could be caused by <br />relaxation of the standards which are proposed to be modified. <br />
