Landlord to provide maintenance and repairs to structural <br />components in Leased Premises unless caused by Tenant’s misuse or <br />negligence. <br />Additional <br />Requirements <br />Regarding Signs <br />With Landlord’s prior review and approval, Tenant (at Tenant’s sole cost) <br />may install signage, subject to approval by the local municipality having <br />jurisdiction of the property. Landlord shall also provide a directory in the <br />main lobby, as well as directional signage at the elevator, directing visitors <br />to the common Suite entrance down the hallway. Tenant would be <br />responsible for the cost of any placards, et <br />Additional Rules NONE <br />Additional <br />Provisions <br />A.Tenant may be responsible for certain operating expenses <br />associated with the Premises, including suite specific repairs and <br />maintenance, and any other space specific services (phone/internet, etc.) <br />B.Section 23(a) below is replaced with the following: <br />Landlord and Tenant acknowledge that Lee & Associates Commercial Real <br />Estate Services, LLC represents the Landlord in this transaction. Landlord <br />shall be responsible for paying commissions to Lee & Associates pursuant <br />to a separate listing agreement. Landlord and Tenant warrant to one <br />another that, except for Lee & Associates, neither has engaged a broker in <br />connection with this Lease and agree to indemnify the other if a claim for <br />a fee or commission from any person other than Lee & Associates arises in <br />connection with this transaction as a result of such indemnifying parties' <br />activities. All parties acknowledge receipt of the pamphlet entitled, “Real <br />Estate Brokerage in Washington.” <br />C.The first month’s rent will be pro-rated at a per diem rate based on <br />the commencement date of the Term. <br />Landlord Work If Landlord has agreed to construct improvements in the Leased Premises, <br />such work is shown in Exhibit C. If there is no Exhibit C, Landlord has not <br />agreed to construct any improvements in the Leased Premises. <br />Lease Guaranty Name of Guarantor, if any: GRANT FOSHEIM <br />The executed Lease Guaranty, if any, is attached as Exhibit D. If there <br />is no Exhibit D, then there is no Guarantor or Lease Guaranty.
