"11111/4%.<10:4,111m4.2 <br /> ORDINANCE NO. 2525-01 <br /> An Ordinance Amending Ordinance No. 1672-89, <br /> as amended, (Title 19 EMC), Amending the Text of the Zoning Code, <br /> for the MM (Business Park) Zone Providing Reduction in Setback <br /> Standards and Allowing Up to 20% of Items Sold to be Produced Off-Site. <br /> WHEREAS, the City Council finds: <br /> 1. The City of Everett adopted a new Zoning Code in 1989, which established an MM <br /> zone (Business Park) Zone to be used for office parks and light manufacturing; and <br /> 2. The MM zone requires a 50 foot setback from residentially zoned areas; and <br /> 3. The MM zone further requires that 100 percent of all goods sold on site be produced <br /> on site; and <br /> 4. The Planning Commission held a public workshop on February 6, 2001 and a public <br /> hearing on March 6, 2001, and recommended that the City Council approve revisions <br /> to the text on the MM zone; and <br /> WHEREAS, the City Council concludes: <br /> 1. Planning Commission has recommended two revisions to the MM Zone text <br /> including reduction of the setback requirement from 50 feet to 25 feet and allowance <br /> for up to 20 percent of goods sold by businesses located in MM zoned areas to be <br /> produced off-site; and <br /> 2. The changes to the text of the MM zone as provided herein would benefit affected <br /> property owners located inside the MM zone but would not negatively affect those <br /> residential property owners whose land abuts MM zoned areas; and <br /> 3. The amendments proposed to the Zoning Code are consistent with the applicable <br /> provisions of the Everett Comprehensive Plan; bear a substantial relation to public <br /> health, safety or welfare; and promote the best long term interests of the Everett <br /> community. <br />
