ORDINANCE Page 11 of 12 <br />c. The manufactured home meets all other requirements for a designated manufactured <br />home as defined in RCW 35.63.160. <br />2. Manufactured Homes or Mobile Homes. A manufactured home or mobile home may be <br />placed in a mobile home park subdivision, manufactured housing subdivision, mobile home <br />park, manufactured housing community or manufactured/mobile home community that <br />was legally in existence before June 12, 2008, as set forth in RCW 35.21.684. <br />3. Recreational Vehicles or Tiny Houses. <br />a. A recreational vehicle or tiny house may be used as a primary residence in a <br />manufactured/mobile home community which was legally in existence before June 12, <br />2008, as set forth in RCW 35.21.684 if the recreational vehicle or the tiny house meets <br />the following requirements: <br />(1) The recreational vehicle or tiny house meets fire, safety and other requirements <br />of the city building official and fire marshal; <br />(2) The recreational vehicle or tiny house contains at least one internal toilet and at <br />least one internal shower, or the manufactured/mobile home community provides <br />toilets and showers for use of the recreational vehicle or tiny house’s occupants. <br />b. A recreational vehicle or tiny house may be used as temporary residence where <br />allowed pursuant to Chapter 19.05 EMC. <br />c. A recreational vehicle or tiny house may not be used as a primary residence within the <br />city except as otherwise allowed in 19.13.270.B.3 (a. and b). <br />4. Tiny House Communities. See Chapter 19.05 EMC to see where tiny house communities <br />are permitted. <br />C. Notice on Title <br />1. A notice of the NR-MHC zone shall be recorded to be identified in a title search for the <br />property and associated units. <br />Section 9. The city clerk and the codifiers of this ordinance are authorized to make necessary <br />corrections to this ordinance including, but not limited to, the correction of scrivener’s/clerical errors, <br />references and ordinance numbering. <br />Section 10. The city council hereby declares that should any section, paragraph, sentence, clause or <br />phrase of this ordinance be declared invalid for any reason, it is the intent of the city council that it <br />would have passed all portions of this ordinance independent of the elimination of any such portion as <br />may be declared invalid. <br />
