SECTION 5: LAND DIVISION PERMIT REQUIREMENTS <br /> This section identifies specific procedures and requirements that apply to land division <br /> applications. Chapter 1, Section 2 of this Ordinance authorizes the Director to <br /> promulgate rules for the implementation and administration of this Ordinance, including <br /> application forms (Chapter 5, Section 1.B). These rules may include detailed map and <br /> related application and filing requirements for land divisions. Applicants shall comply <br /> with these rules in order to file complete applications and to establish final land divisions. <br /> A. Requirements applicable to all land divisions. <br /> 1. Applications. All land division applications shall include the following: <br /> a. The application materials as specified in Chapter 5, Section 1 of this <br /> Ordinance, including application forms or checklists provided by the City. <br /> b. A plat or map drawn to the specifications set forth in the"City Procedures <br /> for Plat, Map and Related Filing Requirements for Land Division Applications." <br /> c. Supplemental maps, site plans, and other information required for the type <br /> of land division, as set forth in the"City Procedures for Plat, Map and Related <br /> Filing Requirements for Land Division Applications." <br /> d. A site plan for easement access lots,panhandle lots, and for any lots with <br /> proposed setback modifications and/or lot variances. <br /> e. A survey conducted by or under the supervision of a registered licensed <br /> land surveyor in the state of Washington, in accordance with the"Survey" section <br /> of EMC 18 (see land division evaluation criteria and development standards). <br /> f. A certificate, not older than thirty(30) days, from a title company is <br /> required as specified below. The applicant shall be responsible for updating the <br /> title report to ensure that it is current as of the time of final plat or short plat <br /> review. This report must confirm that the title of the lands as described and shown <br /> on the plat or short plat is in the name of the owners signing the plat or short plat <br /> map. <br /> 1) For subdivision, cluster subdivision, or short subdivision applications, a <br /> subdivision, cluster subdivision or short subdivision certificate; <br /> 2) For subdivision or short subdivision alteration or vacation applications, an <br /> alteration or vacation certificate; <br /> 3) For binding site plans, a binding site plan certificate confirming that the <br /> title of the lands as described and shown on the binding site plan are in the <br /> name of the owners signing the binding site plan; and <br /> 4) For boundary line adjustments, a boundary line adjustment certificate. <br /> 40 <br />
