B. Approval of boundary line adjustment requires compliance with the review criteria in <br /> Section 18.28.040 of this title. The director shall evaluate the proposed boundary line <br /> adjustment and its compliance with this chapter and the general evaluation criteria listed <br /> in Section 18.28.040 of this title. <br /> C. Decision by the City. <br /> 1. If the director finds that the proposed boundary line adjustment complies with this <br /> chapter and the general evaluation criteria in Section 18.28.040 of this title, the boundary <br /> line adjustment shall be approved. If the director finds that the boundary line adjustment <br /> does not comply with this chapter and the general evaluation criteria in Section 18.28.040 <br /> of this title, the city may disapprove the application stating reasons for disapproval, or <br /> return it to the applicant for modification or correction with specific conditions or <br /> revisions that must be met for approval. <br /> 2. Boundary line adjustments do not require a written approval with findings of fact and <br /> conclusions. The city may state in a letter to the applicant what conditions need to be met <br /> to obtain approval, or the director may execute the approval by signing the final boundary <br /> line adjustment map. <br /> 3. The decision made by the director shall be a Review Process I administrative decision <br /> and any appeals shall be in accordance with Title 15 of this code, as amended, and <br /> Chapter 2.23 of this code, as amended. <br /> D. Expiration of Boundary Line Adjustment Approval. The applicant must submit and <br /> complete all required documents as specified by this title within six months following the <br /> date the applicant is notified that the boundary line adjustment would be approved upon <br /> submittal of all the required final documents for recording. Failure to submit and <br /> complete the required documents within the six month period will result in the <br /> application becoming void. No time extension will be granted; the final required <br /> documents must be recorded within the above stated time frame. <br /> EMC 18.24.030 Final submittal requirements for recording. <br /> A. Documents Required for Recording. After the city has given the applicant approval, <br /> the applicant shall submit the original mylar map, a photo mylar map, and two blue line <br /> maps prepared by or under the supervision of a registered land surveyor in the state of <br /> Washington, drawn in ink on mylar, having a trimmed size of eighteen by twenty four <br /> inches. <br /> 1. The date, scale, and north arrow; <br /> 2. Boundary lines (both present and revised), right-of-way for streets, easements, and <br /> property lines of lots, tracts, parcels, or sites with accurate bearings, dimensions, or <br /> angles and arcs, and central angles of all curves; <br /> 3. Names and right-of-way widths of all streets; <br /> 4. Number of each lot, tract,parcel, or building site and each <br /> block; <br /> 5. Description of private covenants and special restrictions; <br /> 6. Location, dimensions and purpose of any easement; <br /> 7. Datum elevations and primary control points approved by the city.
