SECTION 22: That Section 7(F)(16)(M) of Ordinance No. 2328-98 (EMC 18.28.210 <br /> M) which reads as follows: <br /> M. In subdivisions, panhandle shaped lots are restricted to sites that contain natural <br /> constraints such as topography greater than fifteen percent or environmentally sensitive <br /> areas. In short subdivisions, panhandle shaped lots are permitted without the above <br /> restrictions, provided all panhandle lots meet the following standards: <br /> 1. The minimum width of the minor or access portion shall be fifteen feet; <br /> 2. The computations for complying with the Everett Zoning Code minimum lot size shall <br /> include the minor portion of a panhandle shaped lot; <br /> 3. No panhandle shaped lot shall be permitted in short subdivisions where the ownership <br /> is common with a contiguous property; <br /> 4. Side by side panhandle access drives in subdivisions or short subdivisions are not <br /> permitted; <br /> 5. No panhandle shaped lot will be permitted if there is a potential for additional <br /> development, unless adequate area is left for the future development potential; and <br /> 6. Panhandle lot access drives are required to comply with the development standards as <br /> defined in Sections 18.28.080, 18.28.120, 18.28.130 and 18.28.140 of this chapter. <br /> BE AND THE SAME IS HEREBY AMENDED TO READ AS FOLLOWS: <br /> M. Subdivisions and the cluster alternative shall provide on-site recreational facilities in <br /> accordance with the on-site recreation facility standards of Section 19.15.110B. <br /> 47 <br />
