All proposals for a PD planned development overlay zone shall be reviewed using <br /> Review Process V. If the proposed planned development overlay zone involves a specific <br /> site development plan indicating actual locations of buildings and other site <br /> improvements, it shall be treated as a performance agreement rezone in accordance with <br /> Section 41.160.D of this title. If the planned development overlay zone does not involve a <br /> specific site development plan indicating actual locations of buildings and other site <br /> improvements, it shall be considered a non-project rezone as provided in Section <br /> 41.160.D of this title, rather than a performance agreement rezone. <br /> BE AND THE SAME IS HEREBY AMENDED TO READ AS FOLLOW: <br /> Review process. <br /> All proposals for a PD planned development overlay zone shall be reviewed using the <br /> review process as described in the City's Local Project Review Procedures Ordinance. If <br /> the proposed planned development overlay zone involves a specific site development <br /> plan indicating actual locations of buildings and other site improvements, it shall be <br /> treated as a performance agreement rezone in accordance with Section 41.160.D of this <br /> title. If the planned development overlay zone does not involve a specific site <br /> development plan indicating actual locations of buildings and other site improvements, it <br /> shall be considered a non-project rezone as provided in Section 41.160.D of this title, <br /> rather than a performance agreement rezone. <br /> SECTION 17: That Ordinance No. 1671-89 (EMC 19.29.110 D) which reads in part as <br /> follows: <br /> D. If the final plan is in substantial compliance with the approved preliminary plan, it <br /> shall be approved by the planning director using Review Process II.B. <br /> BE AND THE SAME IS HEREBY AMENDED TO READ AS FOLLOWS: <br /> D. If the final plan is in substantial compliance with the approved preliminary plan, it <br /> shall be approved by the planning director using the review process as described in the <br /> City's Local Project Review Procedures Ordinance . <br /> SECTION 18: That Ordinance No. 1671-89 as amended by Section 16 of Ordinance <br /> No. 1729-90 and Section 18 of Ordinance 1849-92 (EMC 19.30.060 B(1)) which reads in <br /> part as follows: <br /> 1. Shoreline Permit Required. All permitted and conditional uses within the <br /> floodway and flood fringe district which also meet the requirements for a shoreline <br /> 17 <br />
