Buildings over fifty(50) feet wide on a sloped site shall follow the contour of the slope, stepping <br /> down the hill providing variety in roof height and façade. The height of the building shall be not <br /> more than the underlying zone maximum along the entire site. <br /> Section 11: Roof Lines. All new buildings, including infill dwellings, shall feature roofs which slope a <br /> minimum of 6:12 vertical to horizontal ratio, and a maximum of 12:12 vertical to horizontal ratio, except <br /> for detached garages and building additions less than two hundred (200) square feet are not required to <br /> have pitched roofs if the design is compatible with the existing structure. <br /> Section 12: Open Space. Open space in the R-3H and R-4H zones shall be provided as required by the <br /> City's Local Project Review Procedures Ordinance except open space may be provided within the front <br /> setback area. <br /> A. On site open space is not required on the west side of Grand Avenue, from 19th Street to 24th Street. <br /> Section 13: Garages. <br /> A. Access to garages shall be from the alley only except where no alley exists. <br /> B. If access to the garage must be from the street, the garage shall be set back twenty(20) feet from the <br /> interior edge of the sidewalk to maintain clear sidewalk access. <br /> C. Attached garages which are accessible from the street shall never occupy more than sixty percent <br /> (60%) of the width of all buildings facing the street, and shall be set back a minimum of five (5) feet <br /> further from the front property line than the entry to the dwelling. <br /> D. Open carports for more than two (2) cars which are visible from the street are prohibited. <br /> Section 14: Fences. <br /> A. Fences within the front setback and within five (5) feet of the front face shall not be more than forty <br /> two (42) inches high and no more than seventy percent (70%) solid. <br /> B. Chain link fences in front setback areas are prohibited. <br /> Section 15: Infill Dwellings in Rear Yards. An infill dwelling is a detached dwelling unit located in <br /> the rear portion of a lot upon which is located an existing structure with one or more dwelling units. <br /> Infill dwellings are permitted in the R-3H and R-4H zones, subject to the following standards: <br /> A. The rear yard area shall be a minimum of two thousand (2,000) square feet, prior to construction of <br /> the infill dwelling. <br /> B. The site coverage of the rear yard infill and accessory buildings shall not exceed forty percent (40%) <br /> of the rear yard area. <br /> C. There shall be a minimum separation of eighteen (18) feet between the existing dwelling and the <br /> infill dwelling. <br /> D. The maximum width of the infill dwelling shall be seventy five percent (75%) of the width of the lot, <br /> including all projecting building elements such as bay windows and balconies. <br /> E. The minimum setback for corner lot infill dwellings shall be determined by the orientation of the <br /> dwelling. The setback for buildings oriented towards the numbered cross streets shall be calculated <br /> by taking the average from setback of the adjacent properties. The setback calculation for infill <br /> dwellings oriented towards Norton or Grand shall be determined by the corner setback of the <br /> primary dwelling. <br /> 34 <br />
