CK Engineering LLC.
STRUCTURAL FRAMING
The existing structure is conventionally built, stick frame, wood structure over a shallow concrete
foundation. The roof structure appears to consist of wood rafters supported along the perimeter
walls and interior bearing walls. In addition, the roof structure above the living room area
appears to be constructed as wood roof rafters with a collar tie assembly. The exterior and interior
walls appear to be constructed from 2x4 wood studs while the floor system appears as a 2x10
floor joists supported along the interior bearing line and the exterior walls.
Based on provided drawings by RE-VOLVE LLC, and our site review, during the remodeling
interior walls at the kitchen and entry were removed and new exterior deck was added along the
living room/main entry area.
At the time of the site visit, the interior beams were covered with gypsum boards while deck
construction was completed.
CONCLUSIONS
CK Engineering LLC performed gravity calcs to verify structural adequacy of installed members,
marked up the architectural drawings and provided structural connection details.
Our recommendations include following:
Interior remodeling
1) Roof beam (RF#1), spanning approximately 6'-7" should be a minimum a 4x8 HF#2
supported with a 2-2x4s at exterior wall and a Simpson Tie hanger HU48 (or similar) at
the other end.
2) Roof beam (RF#2), spanning approximately 11'-8" should be a minimum a 3 1/8 x 12
GLB 24F-V4 supported with a 2-2x4s at the exterior wall and a 4x6 HF#2 minimum at
the kitchen area.
3) Roof beam (RF#3), spanning approximately 11' appears to be parallel with the roof
rafters, therefore not supporting the roof structure serving more as an architectural
component.
19229 38th PL NE Lake Forest Park,WA 98155 Ph: 206-417-0670
