C� <br />� <br />�._.1 <br />Ted Budden 1/� I�� ��- L`� <br />From: Ted Budden <br />Sent: Monday, January 25, 2016 9:04 AM <br />To: Donald Cunningham <br />Subject: 2326 McDougal Ave. <br />Don, <br />Here is a summary of my observations made during the inspection conducted with you at 2326 McDougal Ave on <br />1/22/2016. <br />The tenants who occupy the dwelling reported that the electric baseboard heaters installed in the living room and <br />dining room do not work. I observed that the baseboard heaters lack any thermostat controls and that an electrical <br />outlet is installed directly above one of the heaters, a condition that is prohibited by code. I also observed low voltage <br />wiring installed in this area that is not installed correctly. Wiring of this kind is commonly provided to serve a <br />thermostat. <br />A competent electrical contractor should be contacted to assess and correct the electrical and heater deficiencies. <br />The tenants indicated that the roof over the porch / utility room has leaked in the past. I did observe stained ceiling <br />materials consistent with roof leaks. I did not observe any active leaking during the visit. <br />The unfinished basement has a large quantity of water leaking though the foundation into the underfloor area. A sump <br />and pump are provided to collect and remove the incoming water. The water is not effectively being directed to the <br />collection sump. This has created large pools of standing water some several inches deep. This accumulation of water in <br />the building has created a very damp and detrimental environment within the building. The dampness can cause <br />deterioration of building materials mold and rot, and most especially condensation and subsequent corrosion of <br />surfaces and components at the main electrical panel located within the basement. I did observe moisture laden <br />surfaces at this electrical panel. <br />Efforts should be taken to mitigate the water intrusion and drainage problems within this building. <br />Thank you for the opportunity to provide assistance in this matter. <br />Ted Budden <br />Chief /nspector <br />Everett Building Department <br />425.257 7271 <br />
