V <br /> capable of accommodating minor league and amateur sports, concerts, <br /> conferences trade shows, and flat floor shows in downtown Everett; and <br /> 20- Snohomish County is constructing a $168 million upgrade of the <br /> County Campus complex; and <br /> 21- It is intended and expected that these public improvements will attract <br /> private commercial and residential development into the Everett <br /> downtown area; and <br /> 22- New high quality private commercial and residential development in <br /> downtown is deemed highly desirable by the City and has been identified <br /> in the objectives and policies of the City's Comprehensive Plan; and <br /> 23- Broadway, Everett Avenue and Pacific Avenue and their interchanges <br /> with I-5 constitute the gateway to downtown Everett and the Everett <br /> Station area; and <br /> 24-These three arterials are designated "gateway corridors" in the City's <br /> Comprehensive Plan, deserving of special treatment; and <br /> 25-Were additional adult use businesses, public places of adult <br /> entertainment, panoram premises, adult cabarets and/or mini-casinos to <br /> locate in downtown Everett, they may discourage other high quality <br /> commercial and residential development from locating in downtown <br /> Everett; and <br /> 26-Were additional adult use businesses, public places of adult <br /> entertainment, panoram premises, adult cabarets and/or mini-casinos to <br /> locate in the Everett Station area, they may discourage other high quality <br /> commercial and residential development from locating in the Everett <br /> Station area; and <br /> 27- Were additional adult use businesses, public places of adult <br /> entertainment, panoram premises, adult cabarets and/or mini-casinos to <br /> locate along the gateway corridors to the Everett Station area and <br /> downtown Everett, they may discourage other high quality commercial <br /> and residential development from locating in downtown Everett and the <br /> Everett Station area; and <br /> 28- The Council is concerned about the possible proliferation of adult use <br /> businesses, public places of adult entertainment, panoram premises, adult <br /> cabarets and mini-casinos in said gateway corridors and the downtown <br /> area and the impacts they may have upon redevelopment; and <br /> 3 <br />
