8. The Planning Commission has recommended that the City Council approve the proposed <br /> amendment to the Zoning Code establishing the E-1 zone and Mixed Use Overlay zone <br /> regulations and development standards. <br /> WHEREAS,the City Council concludes the following: <br /> 1. The City staff and consultant team have prepared revisions to the zoning regulations for <br /> the Evergreen Way corridor based upon in-depth study of economic, land use and <br /> transportation conditions and projected needs for the community, and public feedback <br /> generated by a robust public participation process. <br /> 2. The proposed E-1 and Mixed-use Overlay zoning standards are consistent with the <br /> policies of the Everett Growth Management Comprehensive Plan. <br /> 3. The proposed amendment to the zoning code promotes the best long term interests of the <br /> Everett community. <br /> NOW, THEREFORE, THE CITY ORDAINS the following: <br /> Section 1: Section 1 of Ordinance No. 3099-08 (EMC 19.01.030) which reads as follows: <br /> 1.030 Establishment of use zones. <br /> In order to classify, regulate, restrict and segregate the uses of land, water and buildings; to <br /> regulate and restrict the location, height and bulk of buildings and other structures; to regulate <br /> the area of yards and other open spaces around buildings; and to regulate the intensity of land use <br /> and the density of population; the following base zones are established: <br /> A-1 agricultural <br /> R-S suburban residential <br /> R-S-1 smaller lot suburban residential <br /> R-1 single-family detached low-density residential <br /> R-1(A) single-family attached, low-density residential <br /> R-2 single-family medium-density residential <br /> R-2(A) single-family attached, medium-density residential <br /> 2 <br />
