growth areas, agricultural land, lakes, Port Gardner Bay and other waterfront areas. <br /> Additionally, usable portions of privately owned lands, such as common areas in residential <br /> developments or office park settings provide private open space which adds to the amenity of the <br /> community and the value of the property. <br /> BE AND THE SAME IS HEREBY AMENDED TO READ AS FOLLOWS: <br /> The Growth Management Act requires that the land use element designate the general <br /> distribution, general location and extent of a variety of uses of land, including open spaces. <br /> GMA states that each city and county "shall identify open space corridors within and between <br /> urban growth areas. These open space corridors shall include lands useful for recreation, wildlife <br /> habitat, trails and connection of critical areas." The Washington Administrative Code (WAC) <br /> guidelines for preparing the Land Use Element suggest including the generalized location of land <br /> needed for open space corridors within the planning area. Park lands and other publicly owned <br /> open space areas (school playfields, parcels consisting of environmentally sensitive areas and <br /> their buffers, and Port of Everett recreational property) will be designated as a land use category <br /> on the Land Use Map. All other private open space lands will not be designated or mapped as a <br /> specific land use category. However, a separate map indicating existing open space lands is <br /> included in the land use element as a supplement to the policies contained herein. In addition to <br /> public park and school lands, other portions of the Everett Planning Area may be considered to <br /> be permanent open space, such as lands which are regulated as environmentally sensitive areas, <br /> excess lands within public rights-of-way, utility corridors, land placed in tracts or under <br /> covenants as greenbelts or native growth areas, agricultural land, lakes, Port Gardner Bay and <br /> other waterfront areas. Additionally, usable portions of privately owned lands, such as common <br /> areas in residential developments or office park settings provide private open space which adds <br /> to the amenity of the community and the value of the property. <br /> SECTION 3: The Table in Section VI.A of the Land Use Element of the City of Everett <br /> Growth Management Comprehensive Plan, Exhibit A of Ordinance No. 2021-94, as <br /> amended, which currently reads as follows: <br /> LAND USE DESIGNATION EQUIVALENT ZONING <br /> 1.1 R-S <br /> 1.2 R-1 or R-2 <br /> 1.3 R-1(A) or R-2 <br /> 1.4 R-2(A) <br /> 1.5 R-3(L) <br /> 1.6 R-3 <br /> 1.7 R-4 <br /> 1.8 R-5 <br /> 2.0 P Overlay Zone <br /> 2.1 Existing zoning <br /> 2.2 Institutional Overlay Zone or <br /> Existing zoning <br /> 2.3 Existing zoning <br /> 2.4 Institutional Overlay Zone or <br />
