The director may reduce the width of the <br /> buffer or required plantings or waive some or all of the landscaping and screening <br /> requirements of this subsection in the following instances in accordance with the review <br /> process required for the underlying project: <br /> Section 19: Section 7.F.4 of Ordinance No. 2328-98, as amended by Ordinance No. <br /> 2536-01 (EMC 18.28.090),which reads as follows: <br /> Floodplain regulations. <br /> Land identified in the Everett Flood Insurance Study dated October 1977, with <br /> accompanying flood insurance maps, shall not be subdivided unless the <br /> requirements of the city's floodplain overlay districts and regulations as defined <br /> by the Everett Zoning Code, as amended, are met. <br /> is hereby amended to read as follows: <br /> Land identified in the Everett Flood Insurance Study dated November 8, 1999 <br /> or subsequent update, with accompanying flood insurance maps, shall not be <br /> subdivided unless the requirements of the city's floodplain overlay districts and <br /> regulations as defined by the Everett Zoning Code, as amended, are met. <br /> Section 20: Section 7.F.5.a of Ordinance No. 2328-98, as amended by <br /> Ordinance No. 2536-01 (EMC 18.28.100), which reads as follows: <br /> a. Street Standards. All streets shall be built to current city standards and <br /> meet minimum requirements for right-of-way width, pavement width, <br /> sidewalks and off-street parking as defined in classification of streets. The <br /> minimum requirement for each street classification shall be based on the <br /> maximum potential number of dwelling units served by the logical <br /> extension of common streets to serve other land.
