2. All garages required by this section shall have a minimum exterior dimension of 20 <br /> feet by 24 feet. As an alternative to the 20 x 24 dimensions for the garage, a 20 x 20 <br /> garage may be constructed,provided that it has an additional 100 square feet of interior <br /> storage area. The requirement for interior storage shall be shown as a condition on the <br /> final plat or short plat. <br /> Section 33: Section 7.F.15.e(vi) of Ordinance No. 2328-98, as amended by Ordinance <br /> No. 2536-01 (EMC 18.28.200.E.6),which reads as follows: <br /> 6. Excavation of foundation material, utility trenches, and required public improvements <br /> shall not be distributed within the project boundaries and must be disposed of at a <br /> preapproved site, unless otherwise approved by the city engineer. <br /> and is hereby amended to read as follows: <br /> 6. Excavation of foundation material, utility trenches, and required public improvements <br /> shall not be distributed within the project boundaries and must be disposed of at a pre- <br /> approved site, unless otherwise approved by the city engineer and shown on an approved <br /> grading plan. <br /> Section 34: Section 7.F.16.a of Ordinance No. 2328-98, as amended by Ordinance No. <br /> 2536-01 (EMC 18.28.210.A), which reads as follows: <br /> 18.28.210 Lot requirements. <br /> A. Lot arrangement and design shall take into consideration, to the maximum extent <br /> possible, the natural features of the site such as environmentally sensitive areas, <br /> parks, open space, and views. Each lot shall provide a suitable building site and <br /> driveway access from existing or proposed streets. <br /> and is hereby amended to read as follows: <br /> A. Lot arrangement and design shall take into consideration, to the maximum extent <br /> possible, the natural features of the site such as environmentally sensitive areas, <br /> parks, open space, and views. Each lot shall provide a suitable building site and <br /> driveway access from existing or proposed streets. Refer to Subsection 18.28.130 <br /> of this title for specific lot requirements for easement access lots. <br /> Section 35: Section 7.F.16.d; 7.F.16.e; 7.F.16.f; 7.F.16.g; 7.F.16.h; 7.F.16.i; and 7.F.16.j <br /> of Ordinance No. 2328-98, as amended by Ordinance No. 2536-01 (EMC <br /> 18.28.210.D, E, F, G, H, I, and J), which read as follows: <br /> d. Residential lots must have a front yard setback orientation toward the public <br /> street, except for lots or units that are within an easement access or panhandle <br /> short subdivision. <br />
