lawn/sod or ground cover that will substantially provide the same screening as the <br /> fence within three years; and <br /> is hereby amended to read as follows: <br /> ii. On a common property line adjacent to contiguous property or land, the minimum <br /> standards shall be a four-foot-high privacy fence (42 inches within the front <br /> setback for a front lot), street trees at an average of one tree per thirty feet, and <br /> lawn/sod or ground cover; or a vegetative hedge with lawn/sod or ground cover <br /> that will substantially provide the same screening as the fence within three years; <br /> and <br /> Section 11: Section 7.F.3.b of Ordinance No. 2328-98, as amended by Ordinance No. <br /> 2536-01 (EMC 18.28.080.B) is hereby amended by the addition of the following: <br /> 4. For easement access drives where Type A-1 curbing is not required, a landscaped <br /> berm or swale shall be installed along the landscape buffer area. Where a berm is used, <br /> the berm shall be a minimum five feet in width and 12 inches in height and shall be <br /> planted with shrubs at a maximum spacing of four feet on-center. Shrubs shall meet size <br /> requirements of EMC Chapter 19.35.110. The purpose of this requirement is to prevent <br /> use of yard area for parking. <br /> Section 12: Section 7.F.3.d of Ordinance No. 2328-98, as amended by Ordinance No. <br /> 2536-01 (EMC 18.28.080.D) , which reads as follows: <br /> d. Entryway Landscaping. The following standards shall apply to the installation of <br /> entryway landscaping: <br /> 1. Entryway landscaping is required for all divisions of land; and <br /> is hereby amended to read as follows: <br /> d. Entryway Landscaping. The applicant shall install canopy type deciduous trees <br /> and/or evergreens, shrubs, groundcovers and/or lawn, as approved by the <br /> Planning Department, at the street entry to any land division project: <br /> Section 13: Section 7.F.3.e of Ordinance No. 2328-98, as amended by Ordinance No. <br /> 2536-01 (EMC 18.28.080.E), which reads as follows: <br /> e. Modification Setback Requirement and Variance. On any lot where a <br /> modification of the required minimum setback or variance is proposed, the <br /> director shall establish a requirement for providing landscaping/screening to <br /> create usable private yard area for the proposed unit and to provide privacy for <br /> both existing and adjacent uses. The following standards for landscaping and <br /> screening shall apply: <br />
