Job Address: 2625 Hoyt Ave RE: Corrections Letter Dear Mr. Ringman, In response to your application for a construction permit, your plans have been examined and you are advised that revisions may be necessary before a permit can be issued. Please review and respond to the comments below. In order for the processing of your application to continue, it will be necessary to provide the Building Division with two complete new sets of construction documents reflecting the corrections requested. General 1. Based on permit history available in our offices, the rear entry deck is considered new work. Structural 1. The framing shown is not sufficient for the 100 psf live load required for an assembly building entrance, per IBC table 1607.1. a. The use of an architect or engineer to submit the framing plans and calculations would expedite the permit review process. Egress 1. Emergency lighting should be shown on the plans outside of the egress doors shown, per IBC section 1006.3. Construction 1. Ramps should be shown with a maximum 1:12 height, or slope of 8.33%. The ramps shown on the drawings indicate a slope of 11.86%. 2. The center stair may also require a guard, for a portion of the stair run. Guards are required where the open sided walking surface is more than 30 inches above the floor or stair below, per IBC section 505.3.3, 1013.2, and 1013.4. a. Guard openings should be shown on the drawings not to allow a sphere of less than 4 inches, per IBC 1013.4. b. Guard height should be shown on the drawings as minimum 42 inches.
