In addition to the following information that is missing <br /> from the drawings, it is our understanding that the scope of the drawing revisions will change. We are <br /> awaiting the resubmittal of revised plans so that we can commence with plan review. <br /> General <br /> 1. Building owners who wish to revise their entrances, for improved accessibility or for any other <br /> reasons, will need to do so outside of the public right-of-way improvements constructed by <br /> Everett Public Works. <br /> 2. A new residential unit in the garage will trigger suppression requirements, per IBC section <br /> 903.2.8. <br /> 3. All new work should be identified on the drawings. New construction should be shown as dark <br /> lines to differentiate it from existing (light lines) or demolition (dashed lines). <br /> 4. New work should be shown on the drawings to comply with the requirements of current <br /> adopted codes, and should be clear enough that someone else could complete the scope of <br /> work, based solely on the drawings. <br /> 5. The applicable codes listed at the bottom of this letter should be referenced on the plans. <br /> Egress <br /> 1. Although egress from an R-3 occupancy (duplex) is allowed through an outdoor area, per IBC <br /> section 1004.8, that egress cannot continue through a separate (non-accessory) use or storage <br /> area, per IBC section 1014.2. <br /> 2. Means of egress stairways will need to comply with current code, unless the existing space and <br /> construction does not allow a reduction in pitch or slope, per IBC sections 1009.4.3 and 3404.1, <br /> exception 1. <br /> 3. Handrails are required on both sides of stairs, where the stairs are being replaced, per IBC <br /> section 1009.12. <br /> 4. Handrails should be detailed in section and dimensioned in height, per IBC section 1012. <br /> (D13 <br />
