5. New guards should be shown on the drawings where there is an elevation difference greater <br /> than 30 inches, specifically above existing grade at the site of the garage demolition, per IBC <br /> section 1013.2. <br /> Construction <br /> 1. Rated fire barrier assemblies should be shown on the drawings between the occupancies in the <br /> mixed-use structures, per IBC table 508.4. <br /> 2. Opening protectives, horizontal and vertical fire-rated tested assemblies, hourly separation <br /> required, continuity, termination of the enclosure at top and bottom should be shown on the <br /> drawings, per IBC chapter 7. <br /> 3. New walls should include targets to a wall section to indicate construction details at the floor, <br /> ceiling, and underside of structure. <br /> 4. The door schedule should indicate doors and hardware sets, and type of glazing for the <br /> windows. <br /> a. The minimum size all new or relocated doors should be shown on the schedule as <br /> minimum 2'-10"wide, 6'-8" high, per IBC section 1008.1.1. <br /> b. Hardware sets should be shown on the drawings which do not require tight grasping, <br /> pinching or twisting of the wrist to operate, per IBC section 1008.1.9.1. <br /> c. Door hardware height should be shown on schematic door elevations, per IBC section <br /> 1008.1.9.2. <br /> d. Vision lites (if any) should be shown on schematic door elevations per IBC A117.1 <br /> section 404.2.10. <br /> e. Materials, such as safety glazing, should be shown on the door and window schedules, <br /> as required by IBC section 2406.4. <br /> 5. Ventilation can be handled either by natural ventilation or mechanical ventilation, per IBC <br /> 1203.1. Office and entry areas require an air flow of 5cfm per person and reception areas <br /> require 60 cfm per person, per IMC table 403.3. The type of ventilation should be identified on <br /> the drawings, and if new, will require a separate mechanical permit submittal. <br /> 6. Where wall or ceiling cavities are exposed during construction, the heated area requires <br /> insulation to be replaced and shown on the drawings as minimum R-3.0, per WSEC 1132.1. <br /> 7. Any revisions to the office occupancy should be shown on the drawings to comply with <br /> accessible requirements per IBC chapters 34, 11, and ICC A117.1-2003 (ICC/ANSI). <br /> Applicable codes include the 2009 International Building Code (IBC), the 2009 International Fire Code <br /> (IFC), the 2009 International Mechanical Code (IMC), the 2009 Washington State Energy Code (WSEC), <br /> as amended by the by the State of Washington and adopted by the City of Everett. The current IBC <br /> referenced standard for accessible design is the 2003 Accessible and Usable Buildings and Facilities <br /> A117.1-2003 (ICC/ANSI). Federal ADA regulations and standards may be more restrictive. <br /> These comments address building issues only. Revisions or additions may be required by other <br /> departments (such as Utilities, Planning or Fire). <br /> All required submittals must be of sufficient detail and information to ensure that the proposed <br /> structure will be constructed in compliance with all adopted codes.
