• • <br /> INFORMATION FOR DEVELOPER: <br /> The following information is provided for the developer's benefit. These are not SEPA conditions but are <br /> associated with other laws or requirements. All requirements are preliminary in nature, and are based upon <br /> the preliminary site plan and the ordinances in effect at time of submittal for SEPA review. The proposal <br /> must comply with all ordinances in effect at the time a complete building permit application is filed, including <br /> those not specifically set forth herein. Contact the Planning Department for information regarding appeals <br /> processes for the requirements listed in this document. <br /> 1. A Public Works Permit is required for this project. Detailed drawings in accordance with City Design and <br /> Construction Standards shall be submitted to the Public Works Department, showing site parking layout, <br /> landscaping, utilities, storm drainage, temporary construction erosion control, and all required <br /> improvements in the public right-of-way. Public Works approve of these drawings is required prior to <br /> any permits being issued. All improvements shall be completed, approved and warranted before the <br /> Occupancy Permit is issued. <br /> 2. Any grading/fill on this site shall be done so as not to impact the surrounding properties. <br /> 3. This project must comply with the current City of Everett Building Code and Sprinkler Ordinance. <br /> 4. Special charges for connection to the sewer and water systems in accordance with Ordinance 1998-94 <br /> and subsequent revision are applicable. These charges are based on projected water usage and can <br /> be substantial. The applicant is encouraged to obtain a copy of the Ordinance and determine estimated <br /> charges prior to building permit application. The actual charges shall be computed by the Public Works <br /> Department per the ordinance in effect at the time and according to the information on thbe approved <br /> plans at the time of building permit issuance. <br /> 5. City streets and alleys are to be kept clear of dirt and debris at all times during construction. Dust <br /> suppression and street cleaning must occur as directed by the Public Works Inspector. <br /> 6. As-builts of storm sewer, sanitary sewer, and water systems will be required to be submitted per City <br /> Design and Construction Standards and Specifications for Development. <br /> 7. Any broken or damaged sidewalk shall be repaired/replaced per the City Public Works Inspector. <br /> 8. The sanitary sewer connection shall be at the alley sewer main. The storm drainage overflow shall go to <br /> Hoyt Avenue and discharge at the gutter on a"Bubble Up" catch basin. Storm drainage cannot connect <br /> to the alley sewer main. <br /> �9. Traffic Mitigation Fees in accordance with EMC 18.40 and subsequent revisions are applicable. These <br /> charges are based on projected PM Peak Hour trip generation and can be substantial. This project is <br /> estimated to generate a net traffic increase of 25.38 PM Peak Hour trips. Under the current EMC, the <br /> traffic mitigation fees for this project is $12,690 until new fees go into effect January 1, 2015. The <br /> applicant is encouraged to obtain a copy of the Everett Municipal Code and determine estimated <br /> charges prior to building permit application. The actual charges shall be computed by the Public Works <br /> Department in effect at the time and according to the information on the approved plans at the time of <br /> building permit issuance. <br /> 10. Provide curb ramps to meet current ADA standards on the northeast corner of 36th Street and Hoyt <br /> Avenue and across the street at the northwest and southeast corners of the intersection. <br /> 2/ %' <br />
