Geotechnical Engineering Evaluation NGA File No.870113 <br /> Packer Property March 11,2013 <br /> Retaining Walls and Steep Slope Evaluation Page 3 <br /> Everett,Washington <br /> - "Site Plans,"January 26, 2013,prepared by Robert Packer. <br /> - 139 photos of the wall construction and landslides within the property. <br /> SCOPE <br /> The purpose of this study is to explore and characterize the site surface and subsurface conditions, and to <br /> provide recommendations for site improvements. Specifically, our scope of services includes the <br /> following: <br /> 1. Review available soil and geologic maps of the area, as well as other documentation <br /> pertaining to the site. <br /> 2. Map the conditions on the slope, perform hand-tool excavations, and evaluate current <br /> slope stability conditions. <br /> 3. Provide recommendations for repairing the landslide and restoring the slope. <br /> 4. Provide our opinion regarding the existing retaining walls and provide recommendations <br /> for improvements,if needed. <br /> 5. Provide recommendations for long-term maintenance of the slope. <br /> 6. Provide recommendations for drainage and erosion control improvements <br /> 7. Document the results of our findings, conclusions, and recommendations in a written <br /> geotechnical letter. <br /> SITE CONDITIONS <br /> Surface Conditions <br /> The property is an irregular-shaped parcel covering approximately 0.45 acres. The property generally <br /> slopes down to the north and northwest to a steep northwest-facing slope. The site is occupied by a <br /> single-family residence and a detached garage within the southern portion of the property along Madrona <br /> Avenue. Five tiers of short concrete block retaining walls are located directly below and to the northwest <br /> of the existing residence along the top of a steep ravine slope within the northwestern portion of the <br /> property. The property is bordered to the north by the Burlington Northern Santa Fe Railroad Right-of- <br /> Way,to the east and west by residential properties,and to the south by Madrona Avenue, <br /> NELSON GEOTECHNICAL ASSOCIATES, INC, <br />
