Finding: The proposed facility will be located on an existing freestanding utility tower. <br /> The facility will require an electric power connection. The facility would not create a <br /> demand for public services. <br /> Conclusion: Adequate provisions for access,utilities and public services for the <br /> proposal can be accommodated. <br /> 3. The impact of traffic generated by the proposed use on the surrounding area, <br /> pedestrian circulation and public safety; and the ability of the proponent to mitigate <br /> such potential impacts. <br /> Finding: The proposal may generate some minimal traffic associated with the initial <br /> installation and set-up. However, once the facility is operating,no on-going traffic will <br /> be generated,other than infrequent maintenance trips. <br /> Conclusion: There will be no adverse traffic impacts generated by the proposal. <br /> 4. The provision of adequate off-street parking,on-site circulation, and site access. <br /> Finding: No permanent on-site parking is required for the proposal. <br /> Conclusion: Not applicable. <br /> 5. Compatibility of proposed structures and improvements with surrounding <br /> properties,including the size,height,location,setback and arrangement of all <br /> proposed buildings and facilities,especially as they relate to light and shadow <br /> impacts on more sensitive land uses and less intensive zones. <br /> Findings: The proposed wireless communication facility(WCF)would include <br /> additional wireless communication antennas, cabling and ground-mounted equipment. <br /> The existing monopole is located on large site with an existing industrial building and <br /> parking lot. The zoning of the site is M-1,Office and Industrial Park. The surrounding <br /> properties are also within the M-1 zone, except for the abutting property to the east, <br /> which is in an R-3 zone and is developed with multiple family uses(apartments). The <br /> proposed antennas will be located within approximately 240 feet of residentially zoned <br /> property;consequently, a Special Property Use permit is required. <br /> Although the existing monopole is somewhat visible from the surrounding properties, it <br /> is substantially screened from the residentially zoned property to the east by existing <br /> trees. This includes vegetation within the Naibeck Creek stream ravine and landscaping. <br /> As a result,the visual impact of installing an additional antenna array on the monopole <br /> would be minimal. <br /> Please also see the findings for Item(12)in the next section. <br /> ( 23 <br />
