The <br />following deficiencies/concerns were noted; <br />1. Planning Department approval required <br />Single Family Residence to Duplex. <br />Z. Smoke alarm not provided (hardwired <br />3 <br />4. <br />5. <br />for proposed conversion of <br />and interconnection required <br />per R313 IRC) <br />1-hour fire resistive construction required between dwelling units per <br />section R317.1 IRC. When floor assemblies are required to be fire- <br />resistance-rated by Section R317.1, the supporting construction of <br />such assemblies shall have an equal or greater fire-resistive rating. <br />Handrail required on stairs when 4 or more risers are present. <br />Wiring covered without inspection. <br />6. Waste venting for basement fixtures must terminate 6" above the <br />roof and 1 foot from any vertica) wall. <br />7. Kitchen sink/dishwasher must drain through un approved air gap. <br />8. Fixtures noted that were installed without permits or inspections <br />include: Shower, Toilet, Lavatory, and Kitchen sink. . <br />9. Exhaust fan in bathroom requires a fire damper/radiation damper. <br />10. Furnace & water heater serving upstairs must be accessible to the <br />upstairs occupants. <br />11. Seismic straps are required on water heater's upper & lower third to <br />prevent horizontal displacement. <br />%3 <br />
