Additional description regarding the placement and design of streetscape improvements <br /> are attached as part of Exhibit D. <br /> These improvements shall be completed as a part of Phase 2. These improvements must <br /> be certified by the City of Everett Engineer prior to the issuance of a Certificate of <br /> Occupancy for work completed as a part of Phase 2 <br /> 4. Future Expansions: No further homes shall be lost to hospital expansion beyond the <br /> Master Plan area. The hospital shall not move beyond Block 248 to the east of Oakes <br /> Avenue or south of 14th Street further into the Donovan District. <br /> 5 Temporary Parking. The temporary surface parking lot on Block 248 will be built to City <br /> parking lot and landscaping standards. <br /> 6 Exhibits "A-1," "A-2," "B," "C," and"D" are hereby made part of this approval and <br /> incorporated herein by reference. <br /> 7. Garage Building Heights: The maximum height of parking structures on Block 248 will <br /> be 45 feet; maximum height will be 46'1"on the Cancer Center(Wetmore) Block. On <br /> each block an additional 5 feet is permitted as necessary for a parapet wall,plus the <br /> height necessary for appurtenant structures. If more parking levels are needed those <br /> parking levels shall be built below street level. <br /> 8 Community Coordination. PEMC is encouraged to work with the community in the <br /> design and permitting of each of its Phases. <br /> 9 Time Limits.
