Traffic Mitigation <br /> a) Providence will pay Transportation Impact Fees pursuant to City Ordinance 2425- <br /> 99 prior to permitting for each phase of construction as determined by an updated <br /> traffic study. <br /> b) Providence will pay its fair share of required improvements, such as signal <br /> improvements at 14th/Broadway as prescribed in City Ordinance 2425-99 only if <br /> and when an approved detailed traffic study indicates that a signal is required. In <br /> accordance with City policy, if a signal is warranted and/or required to maintain <br /> level of service D. Providence will contribute toward the cost of said signal by <br /> the percentage of the growth caused by their project. <br /> c) If the approved detailed traffic studies for each phase do not indicate that a signal <br /> is required. PEMC shall fund and work with the City and <br /> the community to install improvements to 13th Street and 14th Street between Rockefeller <br /> and North Broadway Avenue. Improvements shall include street tree plantings, <br /> sidewalks, landscaping, and pedestrian safety improvements. The streetscape <br /> improvements will be designed according to the following guidelines: <br /> a) No new right of way will be acquired to accommodate street improvements. <br /> b) Replacement of sidewalks, location of sidewalks, presence or absence of on-street <br /> parking, nature and location of landscape strips, and safety improvements will be <br /> determined by the Planning Director with input from relevant City staff, the City <br /> Traffic Engineer, the Design Review Committee and affected property owners. <br /> 10 <br />
