PUD l/1 Comments <br /> 6 Public Works Department Comments <br /> 7 Site Plan <br /> After due consideration of the evidence presented by the App!icant; evidence <br /> elicited during the public hearing; and as a result of the personal inspecKion of the <br /> subjeM property and surrounding areas by the Hearing Examiner, the following <br /> findings of fact and conclusions constitute the basis of the recommer,dation e. the <br /> Hearing Examiner. <br /> FINDINGS OF FACT <br /> 1. The Applicant has requested approval of a Special Property Use Pern it far <br /> property located 1,$00 feet east of Airport Ftoad and 600 feet s�uth of Casino <br /> Road in the City of Everett, W::shington, and more particularly described as <br /> setforth abovc- <br /> 2. The Special Property Use Permit that is requested is for ihe construction of a <br /> public park and athletic facilities. <br /> 3. 1'he size of the subject property s approximately 60 acres. Of ;he 60 acres, <br /> 40 acres would be developed with 20 rernaining in its natural =.tace. <br /> 4. "fhe wbject property is zoned R-S, Suburban Residential. <br /> 5. The subjed property has bcen recently annexed into the Cit} �i Everett <br /> pursuant to Section 19.50.010 of the Everet4 Municipal Code. Whenever land <br /> is annexed into the City, the newly anoexed areas are automatically classified <br /> as Suburban Residentia! until a more permaneM zoning is established. I <br /> 6. The Applicant is applying for a Special Property Use Permit and if graMed, <br /> this will eliminate any need to redassify th�s area by a different zone. i <br /> 7.
