4.1 The Applicant must stockpile the hydric soils and plant layer <br /> from Wetland B, C and D (i.e. to be filled). These materials <br /> should be used in the creation of new wetland areas in Wetlands <br /> E and A. <br /> 4•2 The Applicant must remove dump sites ad�aceat to Wetland A and <br /> E, including old boat hulls, building materials, and animal dung <br /> piles, in addi[ion to drums of toxic materials, open containers <br /> of oils, and mechanical components along the asphalt service ' <br /> road east of Building C and E. <br /> 4.3 The Appllcant must analyze the impact �f the proposed filling of <br /> Wetland D on the remaining Wetland fragment D on the adjacent <br /> property. This analysis should consider if the remaining <br /> fragment is of sufficient size to provide any significant <br /> functional values relative to the present size. If the fragment <br /> is not of sufficient size to provide adequate functional val�aes, <br /> then the fragment should also be mitigated for onsite. <br /> 4.4 The Appl:cant must create a wildlife corrl3or along the southern <br /> property boundary which connects Wetland E with Wetland A. The <br /> corridor shall be of sufficient width to support wildlife <br /> migration betWeen these wetland areas. <br /> 4.5 The Applicant must create buffer area along the northern edge of <br /> Wetland A where there is presently a maintaiaed grass area, <br /> 4.6 The Applicant must coordinate with the Community Traneit Project <br /> (CT) to the east of the subject site in order to develop a <br /> continuous wildlife corridor between the two properties and to <br /> ensure that the proposed- development will have no significaat <br /> water quality of hydrological impacta upon the CT wetlanda. <br /> 4•7 Per City policies, due to the prosimity of the site to <br /> environmentally sensitive areas, seasonal limitations aill be <br /> placed on land alteration activities. Iand alteration ' <br /> activities are defined in the City•s Develovment and � <br /> Conatruction Standards and Snecifications as Clearing, Grubbing, <br /> Excavation, Filling, Grading and Stockpiling. Determination of <br /> the exact seasonal limitation period requirea site specific <br /> information generally not available until the project design <br /> stage. However, preliminary analysis using the informa[ion <br /> available at thia time indicates that land alteration activities <br /> on the pro�ect eite wi_1 be restricted ts ihe period between <br /> April 1 and October 1. <br /> 4.8 Per City standards, a chainlink or solid wooden fence a minimua <br /> of 4 feet high must •be placed along Che edge of the define� <br /> limits of the environmentally sensitive area prior to the <br /> ini[iation of any land alteration activities ad�acent to these <br /> areas. <br /> -12- <br />
